Elwood Apartments

Project
Overview

The Elwood Apartments is a 5-storey building with a semi basement carpark and stackers. There was a mix of one- and two-bedroom apartments, and the top 2 and a half floors was the Owners Penthouse with 5 bedrooms. Bathrooms was also a mix of one and two bathrooms, with the penthouse having four bathrooms and 2 powder rooms. Carpark were provided with Eman made stackers and garages.
Project Scope
Property Details: Sizes of the apartments varied, the single bedroom were about 50m/2, the two bedrooms were between 70 – 80 m/2 and the penthouse would be about 450-500 m/2 plus the upper floor terrace and pool.
Special Features: the single bedroom apartments have good living meals areas, joinery is all stone benchtops, bathrooms floor to ceiling tiling, and the balconies also are very generous in size. The two-bedroom apartments have good kitchen family areas, also stone benchtops, bathroom with floor to ceiling tiles and very good size living rooms as well as good size terraces.

The Finishing Touches

The finishes in this project made the project successful, like the access stairs had glass and carpet throughout so the finish was very good, the internal hallways all and high quality carpet and wall panelling so there was a lot of attention to detail in the common areas which you normally don’t get in these area’s.

The finish in the Penthouse really made the difference the clients did not hold back, and the interior designer really paid attention to detail, especially in the joinery, stairs, kitchen front balcony and the upstairs terrace, pool and living areas. The external windows were new and kept as original steel windows, the upstairs balcony was art deco finish to match the fa?ade of the building with all the floor tiling also in art deco, so this is a really good finish overlooking the bay.

The Project
Outcome

The penthouse is very big with large kitchen and family room, billiard, and rumpus room, 2 study’s and 5 bedrooms, all floors are timber floors and bedrooms are high quality carpet. All bathrooms are floor to ceiling tiling, Ensuite is very big with marble finishes and floor heating even in the enclosed shower, terrazzo floor tiling in entrance hallways, and all finishes were very high level, stone, high quality timber joinery with full walk-in robes and very high finishes. The terrace has a swimming pool that look over the bay with a wet edge, the terrace also has a BQ area with full kitchen and basketball playing area and I could go on with this one.

This was an existing heritage building and the external walls were to remain with the internal floors all to be removed so this was a very complex build as all the external walls had to be braced and supported during the construction of the internal slabs, also being so close to the bay there was issues to ensure that all external finishes were properly treated to the salt element and harsh environment being so close to the bay.

The project had its complexities due to the existing walls and heritage issue’s, a lot of structural changes but I overall with the complexity of the building issue’s it was a successful build for the owner, and they were very happy with the result. The owner being an interior designer changed a lot of finishes, and we worked in with her to give her the final product.
