Overview

This exceptional three-storey residence was constructed in a high bushfire risk zone, requiring a BAL 29 rating. The build incorporated non-combustible materials, ember protection systems including 2mm mesh screens to all openings, and fully sealed construction to minimise fire risk.
Project Scope
Positioned on a steep hillside, the project involved extensive structural engineering, including core-filled masonry walls, Bondek suspended concrete slabs, structural steel framing, and a steel roof structure. The home features expansive balconies with glass balustrades, brickwork, painted fibre cement cladding, and rendered finishes.
A major component of the project was the external works. The sloping site required extensive terracing, constructed using gabion cages filled with feature stone—totalling nearly one kilometre in length. Additional elements included a suspended garage supported by concrete piers, an engineered turning platform for emergency vehicles, and an integrated fire protection system with a 10,000-litre water tank and generator-fed sprinklers.

The Project
Outcome

Finishes are of the highest standard, including timber veneer joinery, stone benchtops and feature walls, and full-height tiling in wet areas. Commercial-grade thermally broken, double-glazed windows maximise energy efficiency and coastal views.

This was one of the most technically demanding and rewarding projects undertaken, requiring precision across structural, civil, and finishing stages. Despite the complexity, the project was delivered on time to a highly satisfied client.

  • First floor: self-contained living with kitchen, living area, three bedrooms and two bathrooms
  • Upper level: main living zone with master suite, study, butler’s pantry, and wraparound balconies
