Project Overview
This is a new architectural designed build more like an apartment, but individual attached three and four storey dwellings with a basement carpark each having their own double garage, with individual garage doors and laundry with a common driveway entrance. This was a very complex build as the external walls were all block walls filled with concrete and waterproofing to the external with a suspended concrete slab.
Project Scope
The three storey dwellings range between 150-160 m/2 plus balconies and decks have very spacious ground floor living areas with kitchen, living and dining areas with large decks and curved pergola looking out to the street with the rest also having large rear decks and private open space.
The four storey dwellings range between 200-210 m/2 not including decks, they have the living areas on the ground floor with the bedrooms to the first and upper floor, living areas having a lot of light and are finished to a very high architectural standard, the front street townhouse with a curved exposed battened pergola overlooking the street.
The Project Outcome
These were finished to a high level, working in conjunction with the architect to achieve a high architectural finish throughout. The three-storey having 3 bedrooms and one also with a study, all with fully tiled floor to ceiling bathrooms and ensuites, all bathrooms and ensuites are very generous in size and very high finishes including timber veneer vanities, stone tops and feature tiled walls, timber staircases with timber slat balustrade, quality carpets to all bedroom, solid timber polished floor to living areas all balconies have timber decking with glass balustrade and exposed structural steel beams.
The ground floor common areas is finished to a very high standard including open floor space looking into the common basement areas with timber battened planter boxes, fully tiled floors with polished stainless-steel grates throughout, feature brick walls and front entry door, with fully gated and secured monitored intercom entry.
There were a lot of special features in this build as the architect was very specific and involved in the design works as well as the construction. The main feature is the stack bond curve brickwork to the façade, the front pergolas, the glass and steel finishes to the balconies overlooking the internal courtyards, the different claddings used give it a very strong street presence. The internal all have very high architectural fittings and fixtures throughout; all joinery is timber veneer with stone benchtops throughout.
This was built for a client which I also have done several jobs over the years, this did go beyond the budget, but the owner wanted a very specific finish and was prepared to pay for this finish, and the owner and the architect made a several changes to the finishes as we were in construction. This as finished on time and the owner and architect were very happy with the finishes, which I have done several other jobs with the architect.
